Not all that long ago, Caboolture was a quiet rural area, with a landscape dominated by farmland. The town centre was modest and mostly acted as a stopover between Brisbane and Gympie. The local community was small and tight knit, and the area was particularly popular with farmers and retirees.
These days, the whole region looks very different. Much of the farmland has been replaced by housing estates and even the smallest towns have become bustling suburbs. This has brought a raft of new residents to the area, including many young families.
A big part of Caboolture’s appeal is its location. Sitting 44 kilometres north of Brisbane’s CBD, it is now considered the northernmost point of the greater metropolitan region. It is often also called the “gateway to the Sunshine Coast”, as it sits on the doorstep of the popular tourist region.
Locals also enjoy easy access to a wide range of amenities. In addition to the large shopping centres located throughout the region, there are also multiple schools and great transport links. There is eventhe weekly Country Markets, which bring bargain hunters to the area every Sunday morning.
From a property investor’s point of view, there is a lot to like about Caboolture. However, as experienced buyers agents, we always recommend looking a little deeper and getting a clear picture of the local market.

As we have already alluded to, the Caboolture property market has seen a long period of significant and sustained growth. In fact, the local population has doubled every decade since the 1970s. And it is believed this trend will continue, with Caboolture identified as one of Queensland’s biggest growth areas.
To cater for the ever-expanding population, there has been significant investment in the local infrastructure. This is also expected to continue, as the state Government looks to Caboolture to help house South-East Queensland’s booming population.
Despite the ever-increasing demand for properties in the area, Caboolture remains relatively affordable, particularly compared to many of its neighbours. This has largely been due to the solid supply of new developments being built throughout the region. However, with vacant developable land now running out, the flow of new properties coming onto the market is beginning to slow.
As a result, there is growing competition for quality properties and prices are increasing. While this is creating some great opportunities for astute investors, certain market segments are currently stronger than others. As such, careful research is still required, particularly when it comes to property type and size.
Importantly, Caboolture is particularly popular with renters, with over 40% of the local population living in a rented property. Vacancy rates also tend to be quite tight, with most quality properties attracting significant interest and multiple applicants. This is great news for investors, particularly given the healthy rental yields that can be achieved.
