Lying approximately 10 km east of the Brisbane CBD is Cannon Hill, a small pocket of suburbia that’s part of the Doboy Ward. It borders Murarrie and the Brisbane River to the north, Tingalpa to the east, Carina to the south and Morningside to the west. Approximately half of Cannon Hill is residential real estate with small sections of parklands. The rest consists of a commercial estate, large shopping centre and expansive golf course.

With Cannon Hill being so close to Brisbane there are good public transport links including buses, trains and ferries, and accessing education, health and leisure facilities is convenient and hassle free. Within the boundaries of Cannon Hill you can find everyday amenities including shops, parklands and services. For families there are a range of schooling options from early childhood through to high school, such as Cannon Hill Early Learning Centre, Cannon Hill State School (Foundation – Year 12), Cannon Hill School of Arts and Cannon Hill Anglican College.

Although Cannon Hill doesn’t have a major hospital within its boundaries there are public and private options within a 15 minute drive. There are also many small medical centres and family doctors within the Cannon Hill area, with some being 24 hours.

About the Cannon Hill Property Market

Cannon Hill was founded in 1867 and over time has grown alongside the city of Brisbane and surrounding areas. With projections for further population growth there are frequent infrastructure developments and projects planned to improve accessibility and the amenities within the suburb. These developments include the Community Links project that aims to build more parks and bikeways, as well as office space developments that may result in residents being able to find work closer to home.

When investing in a suburb, it’s good to learn about the people who already call it home. According to the Australian Bureau of Statistics Census data, families are one of the key demographics in Cannon Hill. Most are young families through to early stage empty nesters, suggesting that this is a suburb which attracts families with growing children. Weekly median income reflects that residents tend to be more affluent, and while most own their home outright or with a mortgage, there is a significant number of renters. This could be good news if you are searching for a rental property.

Most residential dwellings in Cannon Hill are separate houses but there is a higher percentage of apartments when compared to the rest of Queensland. This is interesting because it means Cannon Hill has multiple property options that appeal to different demographics. Properties tend to have less bedrooms than the average Australian home, but 4 bedroom homes still remain the most common option. Block sizes vary from around 350 m2 up to 750 m2.
