Buying Investment Property in Narangba
About 34 km north of Brisbane is the semi-rural suburb of Narangba. Found within the City of Moreton Bay it was once just a railway station that serviced timber cutters and farmers in the region. Today, sections of Narangba are being reinvented as a residential suburb on the city outskirts, just 40 minutes drive from the centre of Brisbane.
Within Narangaba there are public schooling options that cater for children from early childhood until the end of highschool, including Jinibara State School, Narangba Valley State High School and Narangba State School. Private schools can be found in surrounding suburbs and for higher education students could drive to the University of the Sunshine Coast Moreton Bay or TAFE Queensland Redcliffe. In terms of healthcare, the suburb has a few local medical practices and the closest major hospital is Redcliffe Hospital. For shopping there’s Narangba Valley Shopping Centre at the northern end of the suburb which has a supermarket, pharmacy, tavern and a few eateries. At the southern end is the smaller Narangba Village Shopping Centre, which still has a pharmacy and little supermarket.
Narangaba has many green spaces with over half the area still being rural. Along the banks of the Burpengary Creek there are parks including Creekside Corner Park, Ninja Park and O’Brien Environmental Reserve. Another offshoot of the creek has a dog park and skate park along it. Residents have access to a variety of sports clubs including rugby, soccer, baseball and tennis, and there are wellness clinics offering services like massage, skin therapy and pilates.

About the Narangba Property Market
Narangba is a growing suburb with new housing development projects underway and a population that’s more than tripled since 2000. Given how much land is still available, it could be expected that the redevelopment process will continue for a number of years and the population will continue to grow.
Taking a look at data from the Australian Bureau of Statistics can give you a fairly good idea of the type of people who are attracted to Narangba. Most people are aged under 50, with a larger proportion of children than the state and national median. This suggests the area is popular with people looking for a place to settle down and establish a family home.
An overwhelming number of people in Narangba own their home with a mortgage, with around as many renters in the suburb as there are people that own their home outright. Given that many of the developments are relatively new and the population is younger, this isn’t surprising. It’s likely that in years to come as the suburb becomes more established, there will be a shift towards more people owning their property without a mortgage.
Houses with four or more bedrooms are most common in Narangba, far more so than the rest of the country. Block sizes vary between the different housing estates and while most are smaller, there are options that exceed 600m2. On the rural side of the suburb there are still some acreages that are private property. These will likely become rarer over time as the urban sprawl expands.
