A quiet suburb in Brisbane, Kenmore is located approximately 13 km south-west of the city centre. It sits on the northern banks of the Brisbane River and has a number of green spaces for residents to enjoy. This includes Kingfisher Park, Marland Street Park and Henry Clarkson Park. From Kenmore it’s only a short drive to the natural bushland of Mount Coot-Tha, the Slaughter Falls and Simpson Falls picnic areas, and Lone Pine Koala Sanctuary, the largest koala sanctuary in the world.

Living in Kenmore there are formal education opportunities for people of all stages of life. Within the suburb there are multiple kindergartens and preschools including not-for-profit, Montessori and private options, public and private primary schools, and the Kenmore State High School. Bordering the western side of the suburb is the University of Queensland Pinjarra Hills Campus, and the main campus is less than 15 minutes away. There are also a number of TAFE Queensland campuses within a 20 minutes drive, including the Inala Campus and South Bank Campus.

Kenmore residents have convenient access to all of the facilities and amenities they need in their daily lives. There are medical centres, supermarkets, fitness clubs, off leash dog parks, cafes and restaurants. The Akuna Oval is home to a number of sports clubs, there’s a local tennis club, a pony club, and studios offering health and wellness activities such as pilates, Zumba, martial arts and yoga. Certain riverside properties also feature a private dock, giving them direct access to the Brisbane River to enjoy activities like boating, fishing, jet skiing and kayaking.

Kenmore is a well established suburb that started off as small farms and market gardens. During the 1950’s, the process to redevelop the area into housing began, and that has continued well into the 21st century. Home and rental prices show a slow yet consistent upward trend, suggesting that this is an area with consistent appeal to prospective future residents. As you might expect, larger blocks or those closer to the river tend to fetch a higher price than those bordering Moggill Road, the suburb’s main arterial road.

Taking a look at data from the Australian Bureau of Statistics, it reveals some interesting insights about the main demographics living in Kenmore. The median weekly incomes are higher than the national and state averages, suggesting it’s a more affluent suburb. A majority of residents are families with school aged children and most homes are owned either outright or with a mortgage, which may mean long term settlement is a priority to potential residents. The number of rental properties is well below the Queensland average, and that could create competition among prospective tenants.

When it comes to the properties themselves, most residential dwellings in Kenmore are separate houses with three or more bedrooms. There are a variety of block sizes, ranging from around 600 m² to properties over 1250 m². Interestingly, many of the blocks are unusually shaped, possibly due to the age of the suburb and layout of the streets. This could influence the value, as a triangular shaped block is often less desirable than something more rectangular.
