About the Mooloolaba Property Market

Taking a look at the property market in Mooloolaba, there has been an overall upward trend in home and rental prices that indicates this is an area people are consistently interested in living in. It’s unsurprising given the suburb’s attractive beachside location and proximity to shops, schools and services. Prices can vary depending on location, with riverside and oceanside properties tending to be more expensive than those near the motorway.

In reviewing the Australian census data it’s possible to glean an insight into the key demographics interested in Mooloolaba. There is a relatively even spread across age groups meaning people from all stages of life are interested in making a home there. It also suggests there may be reasonable property turn over in future, as ageing residents look towards downsizing or entering aged care.

Most people in Mooloolaba live in a flat or apartment, with the suburb having significantly less separate homes available than the national and state levels. Many of the apartment buildings are located near the foreshore with higher apartments boasting ocean views. The limited number of separate homes has the potential to create competition among buyers when they go on the market, especially those that feature a private dock. Block sizes vary from around 550m² to 800m² so there may also be opportunities to subdivide a larger block either to sell, or build units that can be sold or rented.
