Located towards the Perth hills, Gosnells is approximately 20 km south-east of the city centre.  On three sides it’s surrounded by suburbia and potential development sites, while the eastern edge borders the Banyowla Regional Park. First established in the late 1800’s, Gosnells is an area that’s in the process of being rejuvenated through various public and private developments.

Residents of Gosnells enjoy convenient access to a range of services and amenities located within the suburb and surrounding area. There are public and private educational institutions catering for students from early childhood through to the end of high school, including Southern River College, St Munchin’s Catholic School and Gosnells Primary School. Higher education is also available, with Curtin University, Murdoch University and the Thornlie, Armidale, Jandakot and Bently campuses of South Metropolitan TAFE all being within a 20 minute drive. For healthcare, there are a few medical clinics located within Gosnells and the nearest hospital is Armidale Health Service.

For general shopping needs Gosnells residents can visit one of the small, local shopping centres, or drive a bit further up Albany Highway to Westfield Carousel, one of the largest shopping malls in Perth. From Thursday through to Sunday the local market is open, which houses specialty shops, fresh food markets and food stands selling a range of cuisines. In terms of recreation, Gosnells has a number of sporting clubs and facilities, and it’s also close to the Ellis Brook Valley Reserve which features a hiking trail up to the falls.

About the Gosnells Property Market

As a suburb Gosnells has been undergoing a transformation over the past 20 years. Many of the older community buildings have been renovated or replaced, and new housing estates have been developed. As a result there’s been a decrease in antisocial behaviour which has had a positive impact on the general public perception of the area.

Reviewing the Australian Bureau of Statistics census data it’s possible to glean an insight into the key demographics that call Gosnells home. Most residents are families with children, with over half the population being under the age of 40. The weekly incomes are lower than the state and national medians, which is reflected in the house prices being more affordable. Most residential properties in Gosnells are separate houses, with an extremely limited number of flats and apartments. Almost all are occupied, which suggests some competition among prospective buyers and tenants.

Most homes in Gosnells have at least 3 or 4 bedrooms. The property sizes vary from around 500m² up to 800m² and most have a backyard. A majority of the blocks have rectangular boundaries, but there are some which have unusual, and often less desirable shapes. This due to the curved streets in some of the older parts of the suburb. It’s possible that more housing estates could be developed within Gosnells in future at the southern end of the suburb near Tonkin Highway. This release of new properties could impact house prices and lead to an increase in the suburbs population
