Duncraig is a residential suburb located approximately 16 km north of the Perth CBD. It’s on the west side of the Mitchell Freeway, surrounded by Padbury, Sorrento, Marmion and Carine. One of the great benefits of living in Duncraig is the proximity to some of Perth’s best beaches. This includes Sorrento Beach, Trigg Beach and the iconic Scarborough Beach. For those who prefer green spaces and parks, the Carine Regional Open Space and Star Swamp Reserve are also nearby.
As a well established suburb, Duncraig residents have access to a huge range of facilities and services. There are public and private schools offering education to children from early childhood all the way through to highschool, including Glengarry Primary School and St Stephen’s School. For higher education it’s just a short drive up the freeway to Joondalup, where there are campuses for the North Metropolitan TAFE and Edith Cowan University. At the southern end of Duncraig, along Arnisdale Road, there’s a private hospital and range of medical clinics, including a cardiologist, chiropractor, physiotherapist and obstetrician. As a result, residents don’t have to travel far to get the specialist care they need.
For recreation, there are a number of local parks, some of which are home to a sporting club or have a playground for the kids. When the weather is nice, locals can enjoy a stroll to the nearest green space, stopping for a coffee at one of Duncraig’s many local cafes. In terms of shopping, there are a few small shopping centres within the suburb, and it’s a short drive to either Karrinyup Shopping Center or Westfield Whitfords. It’s also not far to Hillarys Boat Harbour, an entertainment precinct with boutique shopping, a range of restaurants and space to swim.

Duncraig property prices had a slight period of decline between 2014 and 2020, before experiencing a relatively sharp rise in house prices that put the median value at over $900,000. This shows that there’s an interest in the area, and that by watching the market trends you may be able to jump in at the right time to maximise profits.
According to recent Australian census data the key demographic of Duncraig is families with children. There is a fairly even spread on the age of the children and the vast majority of residents either own the home outright or with a mortgage. This would indicate that families who move to Duncraig are generally looking to settle there for the long term. That is good news for inventors considering selling or renting a property in the area, as it means people are eager to buy and the rental market has low supply, making it more competitive among potential tenants. Many residents work in professional and managerial fields, with the weekly median income being above the Australian and Western Australian average.
Duncraig was initially planned during the 1960’s with most of the infrastructure being built during the mid-1970’s. The advantage to this is that the average block size was much bigger then, with most of the properties in Duncraig being between 700 m² and 900 m², with houses that have four or more bedrooms. From an investors point of view this is an interesting thing to note, as it may mean that subdividing the land is an option.
Before jumping ahead and making the commitment to buy any investment property, it’s crucial that you complete an in depth study on the area and economic viability of investing there. This should include researching the historic and current property market prices and trends. If Duncraig appeals to you, it would be a good idea to speak with a property investment expert who can walk you through the process.
