Approximately 30 km northeast of the Perth CBD is Ellenbrook. Connected to the city via Tonkin Highway and Gnangara Road, it was one of the first residential developments in the area and as a result is relatively self-sustaining. To the east of Ellenbrook are the vineyards and gourmet food producers of the Swan Valley, while north is a parcel of land that is protected as a conservation area. A short drive south takes you to Whiteman Park, a spacious state park with conservation areas, museums, walk trails and a wildlife park.

Within Ellenbrook there are private and public primary schools and secondary schools,such as Ellen Stirling Primary School, St Helena’s Catholic Primary School and Ellenbrook Secondary College. Unfortunately there are no higher education institutions in the area, but due to the proximity to arterial roads the drives to the North Metropolitan TAFE Midland and Edith Cowan University only take about 20 minutes. For healthcare there are multiple medical centres and speciality clinics to choose from, including pathologists, orthodontists, physiotherapists and chiropractors.

In terms of day to day needs Ellenbrook residents have access to almost every amenity and facility they could want without leaving the suburb. There is a large shopping centre, community library, supermarkets, speciality stores, post office, restaurants, takeaway food shops and cafes. Throughout the neighbourhoods there are a number of outdoor spaces to exercise and play at, as well as local sports clubs, gyms, a swim school and studios teaching classes like yoga, pilates and martial arts.

About the Ellenbrook Property Market

The development of Ellenbrook began in the 1990’s and has continued incrementally with the establishment of residential and commercial spaces, as well as the implementation of services and transportation links. This includes the extension of Tonkin Highway and creation of the Morley-Ellenbrook Metronet line. The median property price remains relatively affordable, likely due its location on the outer edges of the city, but is slowly increasing over time.

Australian Census data provides an interesting insight into the people who call Ellenbrook home. There is a relatively even spread among the ages, showing that Ellenbrook attracts people from all stages of life including first home buyers, families with children and people nearing retirement age. Many own their home with a mortgage, but there is also a significant number of renters which suggests there is a reasonable interest in rental properties.

Taking a look at the types of properties, the overwhelming majority of homes in Ellenbrook are separate houses with three or more bedrooms. The blocks are relatively uniform in shape and size, ranging from around 350 m² to 550 m². Since construction only began in the 1990’s, the homes tend to be newer with eight parcels of land called “villages” being developed in stages. Woodlake Village (1994) was launched first followed by The Bridges (1997). After this came Coolamon (1999), Morgan Fields (2000), Charlotte’s Vineyard (2003), Malvern Springs (2006), Lexia (2011) and finally, Annie’s Landing (2013). Aside from being developed at different times each village was designed with a theme in mind, for example Malvern Springs was based around the concept of healthy living.
