What you want is optimum value. It's easy to get pulled in by the hype, but don't get so pulled in you pay over market price, as this will impact your borrowing capacity.

A lot of people fall off on number 5 - which becomes the difference between someone talking about property investing and some actually doing it.

Are you considering property investment as a revenue stream? This could be your second, in addition to your income, or other investments, or you have plans to make it your first and only stream. Generally the more streams the greater the knowledge, diverse thinking, learning and experience. Which transfers to all aspects of our lives, not just property investing. If you keep the same company all your life and never venture into broadening your circle, then your life will be lived in one stream. If it's a good stream and that's all you need - then that's great. But this isn't the case for everyone.

Is Perth worth a look in? A big thumbs down from me for investing in Perth. It’s a great place to visit and the people are super friendly and give you the time of day. But dropping your cash in Perth at this moment in time, I would recommend against this move. For My reasons to stay away keep reading.

Going regional?? My recommendation would be to stay away from investing in regional areas. I personally wouldn’t be investing, and I wouldn’t advise my clients to do so either. This is based on two things: the level of safety of regional property investment and securing optimal returns. Both of which I believe regional property doesn’t deliver on.
